Understanding Real Estate Listing Statuses
If you’re buying or selling a home, knowing what each listing status means can help you navigate the process with confidence. Here’s a quick guide:
Coming Soon – The home isn’t quite ready for showings yet, but it will be hitting the market soon. You can’t view it until its official on-market date, but it’s worth keeping on your radar.
Active – The property is officially for sale and open for tours. This is your green light to schedule a showing and make an offer.
Pending – The sellers have accepted an offer, and the property is now off the market for showings. It’s in the process of closing.
Show for Back-ups – The seller has accepted an offer but is still allowing showings and considering back-up offers in case the current deal falls through. Keep in mind, if you submit a back-up offer that has not yet been accepted by the seller, you’ll need to cancel it before making an offer on another home.
Contingent – An offer has been accepted, but the sale depends on certain conditions—often the buyer selling their current home to fund the purchase. Showings can still occur, and in some cases, sellers have a kick-out clause in place. If a non-contingent offer comes in, the seller can give the current buyer a set amount of time to either (1) provide financial proof they can continue the purchase without selling their home first, or (2) get their current home under contract within a specified time period. If the buyer cannot meet one of these conditions, the seller can exercise the “kick out” clause on the current offer and move forward with the new one.
Understanding these statuses will help you make informed moves in a competitive market.
